How is home loan EMI calculated?
EMI = P × r × (1+r)ⁿ / ((1+r)ⁿ − 1), where P is the loan amount, r the monthly interest rate (annual rate ÷ 12 ÷ 100) and n the tenure in months. This calculator applies the same reducing-balance formula used by banks.
Does a longer tenure reduce my EMI?
Yes — a longer tenure lowers the monthly EMI but increases the total interest paid. Try switching between 15, 20 and 30 years to compare the total payable amount.
What is the amortization schedule?
It shows how each payment splits between interest and principal over the loan life. Early EMIs are mostly interest; the principal share grows every year.
